I haven't written many posts since Thanksgiving. I've been spending my time creating my business plan for 2010 with hope that 2010 will be an even better year than 2009.
It looks like I can put a wrap on this year's personal sales numbers. I closed 18 sales, had zero-YES ZERO! deals fall out of escrow. I closed 8 listings and 10 buyers for a total of around 3M in gross sales.
OK, not super spectacular, but as I look around my office and around town I see that many of the friends I made in my first 5 years of Real Estate in Albuquerque are gone. Done. Over. Stick a fork in them. Many have given up and moved on the greener (at least I hope so for their sake) pastures. I can also look to some of my peers at RE/MAX Elite and comfortably say I've closed more than many colleagues whom I truly respect.
I guess you could say it was a good solid year in the face of adversity.

Market numbers will be coming out around December 10th. They will no doubt be rosy and reflect an increase in November YTD closed sales. That's great! Right now, however, the feeling on the street is D-E-A-D. I have a lot of buyer prospects who will be buying after the first of the year, but not too many want to look right now. Too much partying and too many Christmas presents to buy I imagine.
I have had a high number of phone and internet inquiries since Thanksgiving from buyers who desperately want to purchase, but want to buy on a Real Estate Contract since they can't get pre approved for a loan. It's unlikely we will see much change over the next year-maybe even much longer-for those people who are credit challenged. So everyone, watch your credit! Make your payments on time! Save for your down payment!
When you hear those November numbers and the local media jumps all over them, remember, it's OLD data. To know what's going on right now and to understand what the market will be like over the next three months you need to contact a reliable Realtor like me and ask how you can be proactive in this market, not reactive.
