About two years ago our local Albuquerque MLS switched to a new MLS interface and it's changed the way that people do their Albuquerque home search. At least it has for buyers working with tech-savvy real estate brokers like me.
It used to be that once buyers decided upon their price range, their chosen area, number of bedrooms, etc., I'd carefully pick through listings until I found what I thought they'd like to see. Or maybe, for younger buyers who like to browse the Internet, they'd go to Realtor.com or somewhere else and pick through homes until they found a few to look at.
Using the Albuquerque MLS client portal feature we can now do a much more complete and sophisticated search. It's so much better that it's not even funny.
What is the Albuquerque MLS?
Here's how it works. You tell me what your price range is, what areas you might want to live in, the number of bedrooms, baths and garage spaces, then I plug it into the MLS which searches for Albuquerque homes that exactly match your needs. Then it sends you a link to what's called your MLS client "portal" so you can look right into the MLS and see the homes. You can see all the home details, you can sort them by either saving or rejecting them, you can leave notes on the ones you like or send me memos asking about whatever follow up questions you have, etc.
It gets even better! After the initial search the computer will continue to look for new Albuquerque MLS listings that meet your needs and wants and automatically send them to you. Or lets say a house reduces in price and is now in your price range? It'll send that to you too.
This means you can be assured that your home search is comprehensive and you won't miss any Albuquerque houses you might really love!
Then when you're ready to go look at homes then you tell me which ones you want to see. The days of Realtors showing you homes that are way out of your price range, don't have a 2 car garage, or homes that you think are ugly are gone! You get to control the Albuquerque home buying process!!!
You know what else is really cool? Lets say you want to look at houses with 3 car garages between Coors and Unser and Paseo and Montano that have refrigerated air-no swamp coolers thank you and are not short sales and they have to have a master bedroom that's at least 14 X 14 and built only by Dr Horton?
