Albuquerque Buyer's Broker

As an Albuquerque Realtor I wear different hats depending upon who has hired me. Sometimes I am what's called a listing agent, other times I work as a buyer's broker, and sometimes I do both at the same time.

Right now I want to discuss on what a buyer's broker is.

How an Albuquerque Buyer's Broker Works

As a buyer's broker I work with people who are looking to purchase a home. They may have already listed their previous home for sale with me, or they may be a first time home buyer, it doesn't matter.

When I am working with clients as their buyer broker I am focused on helping them find their perfect house. After an initial interview I'll help them find houses to look at in their price range and in the areas that they like that meet their needs. I'll show them these houses whether they are listed for sale by RE/MAX, Coldwell Banker, Century 21, whoever. It makes no difference to me who the listing broker or the listing company is.

Once my buyer clients have found the Albuquerque house they want to buy, as their buyer's broker I help them negotiate to get a fair deal. I help them navigate through the transaction from inspections and repairs to appraisal and closing.

During the transaction I am like the HUB on a wheel that has many spokes-lender, home inspector, repairman, escrow officer, buyer and seller. I make sure the steps in the process are all happening in a timely manner and that everyone is communicating with each other to make the transaction closes on time.

Most importantly, serving as a buyer's broker I am working for my buyer clients and protecting their best interests the entire time. 

Find an Albuquerque Buyer's Broker

If that's the kind of service you want, then you should find a broker who you'd like to work with. Calling on real estate signs or replying to ads posted by listing agents is not the way to find a buyer representative, you'll only be contacting listing agents who have already signed a contract with the seller of that house to get the most money and most favorable terms for them on their house.

How can you find your own buyer representative? Ask your friends who have recently purchased a home if they can give you a referral, or visit open houses in the areas you are interested in purchasing your home in and see if you like the broker who is holding the open house. Talk to them. Make sure they are listening to you. Ask them a lot of questions. They shouldn't seem like used car sale people, they should act professional and like they are interested in finding what kind of home you'd like to buy. They shoudn't be merely trying to sell you the house you are in.
